Spring Forward

Hello Friends,
It's been a while since my last update, but you haven't missed me much.
No properties were viewed over the winter.
But now spring has sprung, and we are back at it!
Yesterday, I went to see a property in Mora, MN. It's about an hour and 45 minutes north of where I live. At 9 acres (so likely a 9-hole option), it's just off the city center of Mora.
Pros:
Price per Acre (under $4K each)
Frontage on a paved road
The property backs up to a small city park with a gravel parking lot and a canoe launch for the Snake River.
With the canoe launch and park nearby, I suspect there might be a bit more baseline foot traffic than with many other properties I view.
Downsides:
Part of the property is in the floodplain, and the ground was clearly soft. This limits its potential to be sold later as a buildable lot.
Proximity to town also means it's not a good hunting property. Firearms are not allowed; strictly bow hunting only. This limits potential renters for that purpose.
Zoned residential (common and not a real concern if I check with the city planner in advance to see if a variance is likely).
The brush was moderate. It was walkable but would still require significant clearing work and approval from the DNR for some of the higher portions of the property.
Overall, it's an interesting property, and I'll keep my eye on it, but I'm not ready to make an offer just yet.
I have a couple of other properties I've been following, and I plan to visit one in Superior, WI, if it's still on the market when I'm there in a few months.
Once I buy land, I'm planning to share some of the naming ideas here and create a "founders" line of merchandise and discs with a special stamp and lifetime membership card. Who knows, maybe it will become a cool collector's item if this becomes the first in a series of courses to be built.
