A New Approach

Hello Friends,
I tried something new this weekend. While driving back from my wife's family cabin, I spotted some properties along the way that might be perfect for disc golf courses. So I noted the locations to look up later.
Many counties have fantastic Geographic Information System (GIS) survey data, often using a platform like Beacon in the northern regions. This data provides valuable details like tax assessment value, current owner names, parcel IDs, and estimated acreage.
Out of the three properties I identified, one stood out as a particularly promising fit. I took a leap and cold-emailed the owner, inquiring about their interest in selling. A first time cold outreach in real estate for me!
The property sits right off the highway we take in Wisconsin. It's a sizable 40 acres that appears to have been used for grazing in the past. Currently, it's owned by a family of dairy farmers. Due to the unique presence of leafless trees across the land, I've nicknamed it "The Dead Forest."
On another note, I've discovered a couple of AI programs (Adobe Firefly and Microsoft Labs AI) that recognize disc golf baskets! I'm experimenting with prompts to design better T-shirts. As always, I'm open to collaborating with anyone interested in a royalty deal.
My latest idea features a Timothee Chalamet look-alike holding a disc to his forehead, with the inscription "May thine disc flip and glide" underneath – a nod to Dune.
Fingers crossed we hear back from the property owner soon. The size, proximity to the cabin, and workable topography make it highly appealing for a course development.
